The "RE" Decade (Part 6 of 6) > REfinancing by Warren Samek, CREDAA Co-Founder

The Big Questions on everyone’s minds at breakfast was financing and refinancing. Where? Who? How? CMBS market is locked up. The Federal government is busy buying residential mortgages (almost every single one of them). Private investors, institutions, and other players with liquidity are waiting for “proper” valuations and not apt to put their cash into just refinancing plays because the returns are not compelling enough. How are all of these notes going to get rolled over? The answer is…See More

The "RE" Decade (Part 5 of 6) > REvaluations by Warren Samek, CREDAA Co-Founder

I will leave in-depth coverage on this for another blog topic but suffice it to say the number three question in all of the broker conversations I have seems to be about valuations. First question at top of mind typically is about financing in some way, the second is about finding supply of quality stable properties or distressed value properties (approaching receivers, special servicers, lenders, investors, etc.), and the third one I get often is about what is being valued where in the country…See More

The "RE" Decade (Part 3 of 6) > REconfigure by Warren Samek, CREDAA Co-Founder

Much talk is being bandied about now among developers, brokers, attorneys, and CEOs of mid-size to large corporations with respect to future needs of growing companies. CEOs are preparing for accelerated economic cycles and making their companies more responsive and agile. What is being discussed is that we’ve had such long periods of growth based on a monetary and fiscal policy and debt phenomenon (securitization) that will most likely not recur anytime in the near future. This means that we…See More

The "RE" Decade (Part 4 of 6) > REindustrialization of America by Warren Samek, CREDAA Co-Founder

There is a quiet in some parts, and loud in other parts, new movement to Reindustrialize America. Certainly the Alternative Energy movement is part of this but there is a growing feeling in the venture community that investment flows are going to heavily find their way into industries like biochemistry, nano and defense robotics, high end medical manufacturing, and believe it or not domestic auto production (Tesla, Ford, and GM all are showing signs of life or success and the growth…See More

The "RE" Decade (Part 2 of 6) > REzoning by Warren Samek, CREDAA Co-Founder

We are going to see massive municipal rezoning of large swaths of property. Some of this rezoning will be driven by desperate cities trying to raise revenues in all ways they feel are viable: I call this the shotgun approach. This is not going to be a sustainable or politically palatable solution but we will need to prepare for a tidal wave of rezoning initiatives from cities and counties. Another aspect of rezoning will be the eventual destruction of “exurbs” and swaths of land with useless…See More

The “RE” Decade and My Breakfast with Brokers Series Part 1 of 6, by Warren Samek, CREDAA Co-Founder

It’s always great to get out there and talk with real people about what’s really happening out on the streets. As part of an ongoing series I’ll be featuring my discussions during meals with many of the CRE industry participants I regularly have roundtables with. This week it’s the Breakfast with Brokers series. The discussion starts off with the routine discussions about funding or lack thereof, bid-ask gap realities, lack of distressed supply in the market, where are the deals, etc. As a…See More

Dear Warren Samek

Thanks for such good wishes, Costa Rican poet says: That when the night gets very dark and even the stars are gone, it's because it will soon dawn. My greatest wish is that this new dawn is of great prosperity for all members of CREDAA, in God I trust.
