Alan Pollack is a licensed California real estate broker since 2001, president of Delta Investment Group, Inc. of San Clemente, CA and a former registered representative in the securities sector. He has a business background that includes a number of IRS 1031 exchange transactions for himself and clients with over 15 years of personal real estate property management and investing experience. Mr. Pollack continues to provide and broker distressed discounted notes for individuals, syndications, and institutional buyers and sellers who desire to take advantage of purchasing discounted assets. Prior to the market down turn of 2008, Mr. Pollack specialized in NNN and Tenants-in-Common (TIC) participating in over $50 million of placements. Beginning in 2003 he provided 1031 safe harbor parking strategies as well as providing life style change and estate planning strategies for his clients. His strategies are equally well suited for retirement portfolio balancing of self-directed IRA/401k into passive real estate investing. He is a member of the San Diego Board of Realtors (SDAR), National Board of Realtors (NAR), Realtor®, completed several courses with the CCIM Institute, and is a member of several local, regional, and national exchange organizations.

We track nearly $400MM of distressed assets and have structured a transparent and vetted process to protect all parties to the transaction. We opperate as the Intermediary and are direct on about half the transactions. Typical assets are perf, sub, and non performing notes, fractured condo and developments, commercial REO, custom REO pools, and bank participation take outs in the 5MM-25MM range.
